Estate Agents help sell housesand work for the vendor
If we had a pound for every person that has ever moaned to us about estate agents we would be very wealthy although we would also add there are some very good estate agents out there. In very good we mean in two ways, estate agents that can truly help you the buyer even though they are working for the seller (their commission relates to selling the property and at the end of the day they survive from their commission) but also good estate agents in the fact that they are excellent at selling, so good in fact that you don't realise they are selling to you. We would add that you should always have your own survey although it is never in the estate agents interest to recommend you have a survey as this can affect the sale in one way or another. We would never recommend you go to surveyors recommended by estate agents, they are only recommended for one reason which we won't go into here but if you read the articles below you will find out more. Caveat emptor means buyer beware and is why you need to have a building survey to find out if there are any problems within the property; the estate agent certainly will not advise you of any but we most definitely will! Many of our clients have been able to use the information within our surveys to renegotiate the purchase price of the property as well as having the peace of mind that they know any problems the building has together with the associated cost prior to moving into the property.
