It will not replace the knowledge of experts, who have spent years becoming qualified and gaining experience. However, it will enable you to see potential - and will enable you to know when to use an expert (and also how to spot people calling themselves experts who are really sales people), the risks of not using property experts and to manage risk.

Residential and commercial properties in general cost a lot of money, particularly when compared to our wages/salaries, and mistakes can be very costly. We tend to get almost blasé about property because we are familiar with it - we walk, drive past it every day, we live in it - but considering it as an investment is very different.
